Drag racing in the Northeast is dying off quickly. Wouldn’t be surprised at all if it went to a developer. Rumor has it, Bill Bader (Norwalk Owner) offered to buy it a few years back for $5 Million and they turned it down. Maybe he’s still interested, Who knows.

??? Car counts at the grove divisional were awesome.

Would love to see Baders own it.

I saw a member of the family quoted as saying the family wanted it to remain a racetrack, I hope that is what happens.

Have never been to the Grove, even though the Dutch Classic is scheduled in conflict with the D2 race at Galot this could be my last chance so better get up there while there’s still time. Bader buying the track would be great on so many levels.

I heard bill bader was working there last year as a consultant so I wonder if he had any influence in the for sale.??

Please go to www.maplegroveraceway.com and click on news at the top of the page.

The family is working on some things and sounds like they want it to stay a racing facility. Worth the read.

I think at the 8 mil asking price this might get bought by someone who wants to continue on with the race track. Price might be negotiable and you might even be able to get some owner financing. 450 acres in that part of Pa. is pretty amazing.

Where are you reading 450 acres? The Coldwell-Banker add says 111.12 acres.

The Maple Grove website news article refers to 450 acres.

Such a beautiful facility, got to go there in 2008. I hope new owners are found that will keep it operating a drag strip. Back in the 70's, out here on the west coast, we saw numerous tracks sold and turned into commercial properties. Once a track is sold, getting the land and permits to open a new one is a monumental task!

So I guess that I can assume that the tract that is the racetrack is 111.12 acres and the whole of Maple Grove Park is 450 acres?

Re: Maple Grove for sale

The story as I was told was Bill Bader wanted to buy the racetrack operation only. N interest in the park or bar.

How many entries would it take (raised quotas) for NHRA to buy the facility?:D

The sales price includes the business and mutliple parcels totalling 450 acres. It is in the description on the Coldwell-Banker listing.

That’s only 1 race and it’s a holiday weekend. There isn’t another NHRA scheduled race there again until the keystones which they make $0 on ticket sales. 12 month mortgage of $8 million, only open 6 months a year. It’s a hard market for race tracks now a days is all I’m saying.

There is a lot more going on at that track than just the two NHRA events. There are 12 days of events scheduled for June alone.

Is that a profitable business model, to own a drag strip?

It's sale price is based on the value of the land, not the facility. Therefore IF it is sold, it most likely will be sold to a developer.

No developer will pay $17,777.00 per acre for that land or anything close to that amount.

that's the "asking": price and IF it sells, then we'll see who bought it and what their plans are.

As I said, or anything close to that price. The facility carries the bulk of the value in this offering. The road system simply does not lend itself to the kind of development necessary to make sense. Sure a few random events each year is ok. But that road system is not set up for large development traffic.

Bruce
That may very well be true in a lot of cases but it's not uncommon to pay 50K for an acre parcel or more in that area.

https://www.realtor.com/realestatean...n_PA/type-land

Being subdivided and developed by a large home builder even with all the headaches am sure the campground acreage would be very attractive.

Homes pricing runs from middle income on up:
https://www.realtor.com/realestatean...le-family-home

May not be a "no brainer" for large home builder but still feasible when considering high end developments with all the amenities being popular these days for those with cash retiring.

Not in that area. Developers can buy land all over the county for less than that.
